What Type of Exterior Cleaning Does My Property Need?
When the outside of a property starts looking tired, it is not always obvious what service you actually need.
You might have a green and slippery patio, weeds through the driveway, black spots on paving, moss covering the roof or render that has gradually turned green.
A customer might simply ask:
“Who can clean the outside of my property near Bolton, and what type of cleaning do I need?”
The answer depends on the surface, the contamination and the condition of the property.
At Refresh Revive Exterior Cleaning, we do not believe every exterior surface should be attacked with the strongest pressure available.
A driveway, rendered wall and roof are three completely different surfaces.
The right method for the surface, not simply more pressure.
Why has the outside of my property gone green?
Moisture is one of the biggest factors.
In Bolton and across the North West, exterior surfaces can spend long periods damp, particularly in shaded areas.
You may notice heavier growth:
beside walls and fences underneath trees on north-facing elevations in areas with limited sunlight around blocked or overflowing drainage where leaves and debris collect anywhere that stays wet after rainfall
Algae, moss and other organic growth can gradually change the appearance of paving, walls and roofs.
On walking surfaces, this growth can also make areas more slippery when wet.
But not every dark or discoloured mark is biological.
It could also be:
oil tyre marks general traffic grime old staining leaf staining building residue weathering faded material failed previous treatments
That is why identifying the problem comes before deciding how to clean it.
Who can clean my driveway near Bolton?
Driveway cleaning is one of the most common exterior-cleaning jobs, but even driveways vary enormously.
Block paving may contain:
weeds moss soil in the joints black spotting oil tyre marks old sealer general grime
A typical domestic driveway cleaning stage may take around two to four hours, although heavier contamination, poor water flow, awkward layouts and drainage problems can increase that.
For suitable block paving, cleaning will normally remove some of the jointing sand.
That is why the job may not finish when the pressure washer is switched off.
Once the paving has dried properly and the weather is suitable, we can return and brush appropriate jointing sand back into the joints.
This helps support the blocks, improves the finished appearance and reduces the amount of open joint space where weeds can establish.
Why do weeds come back after driveway cleaning?
This catches some homeowners by surprise.
Pressure washing removes visible weeds and growth, but it cannot guarantee that weeds will never come back.
If block-paving joints are left empty, soil and organic material can gradually collect again.
New weeds can then establish.
Re-sanding helps, but rainfall, shade, vegetation and how long the driveway stays damp will all influence future growth.
That is why we talk about slowing regrowth, rather than promising permanent weed prevention.
Can you remove black spots from paving?
Black spotting can be one of the more difficult driveway and patio problems.
Newer contamination may respond well to appropriate cleaning and treatment.
Long-established black spotting can be much more stubborn.
One of the mistakes people make is assuming:
“If it hasn't come off, I just need more pressure.”
That is not necessarily true.
There comes a point where increasing pressure can create a risk of surface damage without producing much more improvement.
Established black spotting may improve considerably without completely disappearing.
We would rather explain that before starting than promise a perfect result that the surface cannot deliver.
Can you remove oil stains from my driveway?
Oil is another area where realistic expectations matter.
A relatively fresh spill is different from oil that has soaked deeply into a porous surface over a long period.
Our professional hot-water equipment can be particularly useful where appropriate for oil, grease and heavier grime.
But no responsible company should guarantee that deeply absorbed oil will completely disappear.
Sometimes the realistic result is significant improvement, rather than total removal.
Who can clean my patio near Bolton?
Patios often suffer from many of the same problems as driveways:
green algae moss weeds black spotting general dirt staining damp shaded areas
But the material matters.
Natural stone should not automatically be treated in exactly the same way as a durable concrete surface.
Before cleaning, we want to understand the paving itself, its condition and any vulnerable joints or previous damage.
If pointing is loose or sections of paving are already deteriorating, we would rather identify that beforehand.
Can pressure washing damage paving?
Yes, when used incorrectly.
Pressure washing is an excellent cleaning tool on suitable surfaces.
But more pressure does not automatically mean better cleaning.
Problems can occur when:
the nozzle is held too close excessive pressure is used weak pointing is blasted large amounts of jointing sand are removed unnecessarily the surface starts breaking down aggressive technique creates cleaning stripes
If you are cleaning your own driveway and keep moving the nozzle closer because a mark will not disappear, that is often the point to reconsider what you are doing.
Some contamination needs the correct treatment rather than simply greater force.
Who cleans green render near me?
Render requires a very different approach.
High-pressure cleaning is not our normal method for render.
If a rendered wall has gone green, the problem is often organic contamination.
We would normally consider a soft-washing approach using lower pressure and an appropriate treatment.
Before doing that, we want to look for:
cracks loose render flaking coatings hollow-looking areas previous repairs other signs of deterioration
Cleaning can remove contamination.
It cannot repair damaged render.
And if removing the dirt reveals faded paint, old repairs or permanent discolouration beneath, those may still be visible after cleaning.
Will soft washing damage my plants?
Protecting the rest of the property forms part of the job.
When working around treatment-sensitive areas, precautions may include:
pre-wetting plants covering sensitive areas where appropriate controlling spray minimising unnecessary overspray rinsing plants and surrounding surfaces afterwards
Windows, doors, paving, drainage and neighbouring property also need to be considered.
Cleaning one wall should not mean ignoring everything around it.
Who removes moss from roofs near Bolton?
Roof cleaning needs its own method.
Our normal approach is not simply to pressure wash roof tiles.
Where appropriate, heavier moss may be scraped before an appropriate treatment or soft-wash stage.
Before cleaning, we want to know about:
cracked tiles loose tiles pointing heavy moss gutter condition access existing weak areas
If a tile is already damaged, cleaning will not repair it.
And where something requires a roofer rather than a cleaner, we would rather say so.
Why should gutters be considered when cleaning a roof?
Roof moss does not always stay on the roof.
It can fall into gutters, valleys and drainage routes.
A gutter filled with moss and debris may struggle to carry rainwater properly.
This can lead to overflowing water and staining elsewhere on the property.
So when looking at a moss-covered roof, it makes sense to consider the guttering and where the removed material will go.
Who cleans exterior brickwork and walls?
Brick and masonry can also collect algae, dirt and weather staining.
But the condition of the mortar is important.
If pointing is already weak or crumbling, simply attacking the wall with high pressure could create a bigger problem.
This is another example of why we inspect the surface underneath the contamination, rather than concentrating only on making the dirt disappear.
What can exterior cleaning actually improve?
Professional exterior cleaning can make a substantial difference.
Depending on the surface and condition, it may:
remove built-up dirt reduce moss and algae improve paving appearance clear contaminated joints reveal more of the original surface texture improve tired-looking render improve customer-facing commercial areas reduce slipperiness caused by organic contamination
But there are limits.
What can't exterior cleaning fix?
This is just as important as explaining what it can do.
Cleaning cannot repair:
cracked paving damaged render broken roof tiles failed pointing loose blocks structural problems permanently faded material
And some contamination may only partly improve, including:
deeply absorbed oil established black spotting permanent discolouration staining associated with ageing patchiness caused by old or failed sealer
