Soft washing for delicate exterior surfaces

A controlled, low-pressure method that kills organic growth in place and rinses it away — used wherever the force of a pressure washer would do more harm than the dirt.

The problem

Soft washing versus pressure washing

Pressure washing removes growth by force. That is fine on a concrete driveway and wrong on a wall finish, because the same force erodes render, drives water past sealant and open joints, and strips paint and soft brick faces.

Soft washing changes the balance. A biocidal treatment does the work chemically, is given time to dwell so the growth is killed at the root, and the surface is then rinsed at low pressure. Nothing is blasted off, so nothing is blasted away with it.

Two practical differences follow. The finish is even across a whole elevation with no lance marks, and because the growth is killed rather than knocked off, the surface keeps improving for a period after the visit and stays clean longer.

Soft washing is for walls and elevations. Moss on tiles and slate is handled by our separate roof cleaning and moss removal service, which strips growth by hand before treating what remains.

What the service involves

Soft washing cleans rendered and painted elevations using low pressure and appropriate treatments rather than mechanical force. The treatment kills organic growth in place and the surface is rinsed gently, so the substrate is not eroded.

It is the correct method wherever pressure would do harm to a wall finish: silicone, acrylic, monocouche and traditional render, painted masonry, pebbledash, historic brick, soft stone and cladding.

This service is for render and walls, not roofs. Moss on tiles or slate is handled by our separate roof cleaning and moss removal service, which includes hand stripping and gutter clearing afterwards.

How we approach soft washing

    Assessment

    We identify the substrate and coating, check for cracks, open joints and previous repairs, and confirm soft washing is the right approach.

    Protection

    Windows, doors, vents, lighting, planting and hard landscaping below the elevation are protected or pre-wetted.

  3. 03

    Treatment application

    A suitable biocidal treatment is applied at low pressure and given time to work on the growth.

  4. 04

    Controlled cleaning

    The elevation is worked gently, section by section, with pressure kept low throughout.

  5. 05

    Rinse and clean-up

    Surfaces are rinsed down and the area below the work is washed off and cleared.

  6. 06

    Inspection and aftercare

    We review the elevation with you and explain how the treated growth will continue to weather away.

Surface care

Where soft washing is the right choice

  • Silicone, acrylic, monocouche and traditional render, where pressure would erode or blow the finish.
  • Painted masonry and pebbledash, where a lance would take the coating off with the growth.
  • Historic and soft brickwork, where the fired face of the brick is easily lost.
  • Cladding, fascias and soffits, which are easily marked and easily forced apart.
  • Not roof coverings — those are handled as roof cleaning and moss removal.

  • A walk-round inspection before anything is switched on, so existing defects are noted and shown to you
  • Method, pressure and nozzle selected for the substrate rather than a single setting used everywhere
  • A small test area in a discreet spot where the surface is unusual, delicate or of unknown age
  • Adjacent surfaces, planting, air bricks, vents and paintwork protected or avoided as appropriate
  • Anything we find part-way through — a loose slab, a failed joint, a cracked tile — raised with you before we continue

  • Permanent staining from rust, bitumen or metal run-off

Keeping the result

  • Keep planting trimmed back from elevations so they dry out after rain
  • Have gutter overflows and leaking downpipes fixed, as they cause most repeat staining
  • Clear leaf litter and standing debris through autumn — organic matter is what feeds regrowth
  • Book a lighter maintenance visit before growth re-establishes rather than waiting for it to look bad again
