Conservatory cleaning across Bolton and the North West

Polycarbonate, glazed and tiled conservatory roofs, frames and box gutters cleaned from the ground — so more light reaches the room and the valleys drain as they should.

The problem

Why conservatory roofs are the surface people give up on

A conservatory roof is out of reach and out of sight from inside, so it collects leaf litter, moss and green film for years before anyone deals with it. The result is a room that feels darker and colder than it did when it was built.

The box gutter between the conservatory and the house is the part that matters most. It is narrow, it is where roof debris collects, and it is the usual culprit when a conservatory starts to leak or drip along the wall junction.

Nothing should rest on the panels. Polycarbonate crazes and cracks with weight and force, so the work is done from ground level with pure water poles and a soft brush, with the valleys and gutters cleared by hand where they can be reached safely.

What the service involves

Conservatory cleaning covers the roof panels or tiles, frames, finials, cresting and the conservatory's own gutters — removing green growth, leaf debris and general weathering from the structure.

This service covers the roof structure, frames and the conservatory's own gutters. Exterior side glazing and windows are cleaned separately through our Pure Water Window Cleaning service, which can be booked for the same visit. Interior glazing is not part of either service.

Our method

How we approach conservatory cleaning

  1. 01

    Assessment

We check the roof type, frame condition, seals and gutters, and confirm what can be accessed safely.

  2. 02

    Access and protection

Safe access is arranged and planting, paving and adjoining surfaces are protected.

  3. 03

    Debris removal

Leaf litter and moss are cleared from the roof, box gutters and valleys by hand.

  4. 04

    Controlled cleaning

Roof sheets or tiles and frames are soft washed at low pressure with a suitable detergent.

  5. 05

    Rinse and clean-up

Everything is rinsed down and debris is removed from site.

  6. 06

    Inspection and aftercare

We review the result with you and report failed seals, cracked panels or drainage problems.

What's included

Every conservatory cleaning visit

  • Roof panels cleaned
  • Frames, finials and box gutters
  • Moss removed from roof valleys
  • Lets more light through a polycarbonate or glazed roof structure
  • Clears box gutters and valleys that cause most conservatory leaks
  • Removes growth from frames and cresting without pressure damage
  • Extends the useful appearance of an ageing structure

What affects your quotation

Why we price each property individually

  • The roof type — polycarbonate sheeting, glazed panels or a tiled and solid roof
  • Size, height and the number of elevations, including lean-tos, orangeries and garden rooms
  • How much leaf litter and moss has collected in the valleys and the box gutter
  • Access around the structure, including gated side returns, planting and paving beneath the roof
  • Whether exterior window cleaning, roofline cleaning or gutter clearing is wanted at the same visit

Every quotation is prepared for the property in front of us. Tell us the surface, rough size and access and we will confirm the method and the price.

Surface care

What this service covers

  • The scope is the exterior roof structure, frames, finials, cappings and the conservatory's own gutters and valleys.
  • Exterior side glazing and windows are cleaned through our separate pure water window cleaning service, which can be booked for the same visit.
  • Interior glazing is not part of either service.
  • Algae trapped inside sealed polycarbonate panels cannot be reached from outside and will not clean out.
  • Perished seals and existing leaks often only show themselves once water flows freely again; those are a repair matter, and we report them.

How we reduce the risk

  • A walk-round inspection before anything is switched on, so existing defects are noted and shown to you
  • Method, pressure and nozzle selected for the substrate rather than a single setting used everywhere
  • A small test area in a discreet spot where the surface is unusual, delicate or of unknown age
  • Adjacent surfaces, planting, air bricks, vents and paintwork protected or avoided as appropriate
  • Anything we find part-way through — a loose slab, a failed joint, a cracked tile — raised with you before we continue

Being straight with you

What cleaning cannot put right

  • Crazed, discoloured or delaminated polycarbonate
  • Blown double glazed units and failed seals
  • Algae inside sealed roof panels
  • Structural or drainage design faults

Keeping the result

  • Keep overhanging branches trimmed back to reduce leaf fall onto the roof
  • Clear leaf litter and standing debris through autumn — organic matter is what feeds regrowth
  • Book a lighter maintenance visit before growth re-establishes rather than waiting for it to look bad again

Where a surface would genuinely benefit from protection once it is clean and dry, ask about exterior surface sealing.

Before we start

How we plan the job on the day

The right method for the surface, not simply more pressure. Before anything is switched on we look at what we are actually cleaning: the material, the contamination on it, the condition it is already in, and whether there is cracking or earlier repair work that needs treating carefully.

We also check the practical side. An outside tap is preferred so we do not have to run hoses through your home; where an indoor tap is needed, we agree a safe hose route, take the hose out carefully and keep the connection monitored and secure. The water flow affects how quickly our equipment or water tank refills. Access, nearby walls and render, planting and delicate areas are all noted so they can be protected or worked around.

If there is no outside tap, it helps to mention it when you enquire. It is easily worked around, but it is better known in advance than found on the morning.

Photographs and existing damage

A clear record of how we found it

We often photograph the area before we begin — failed seals, loose trims and existing scratching. It gives an honest record of the property's condition, and it gives you a genuine before-and-after comparison once the work is finished.

If we find a defect, we would rather point it out than quietly clean over it. We will show you what we have found, adjust the method around the weaker area where that is sensible, and if continuing could do more harm than good we will stop and talk it through. Sometimes the right advice is to have another suitable tradesperson look at it first.

We would rather work carefully around a problem than knowingly make it worse.

What to expect

Realistic results from the surface you have

Cleaning can make a very large difference, but it cannot undo age. Weathering, worn surfaces, permanent staining, previous repairs and colour variation may still be visible afterwards. What we aim for is the best sensible improvement from the existing surface, and we will say so before we start if we think the result will be limited.

Conservatory roofs soil again quickly when the gutters above them are blocked. See gutter clearing.
